A new phase of Georgian-style townhouses in the Robswall development just outside the village of Malahide go on sale today with prices starting at €1.295m for three-storey terraced houses.

The houses, being sold through HT Meagher O'Reilly New Homes, are at the upper end of the Robswall site, in two clusters aptly called The View and The Heights. All of the houses have views over Malahide estuary, from various angles, while the end houses of The Heights have tremendous vistas beyond the estuary towards Lambay Island.

These are unusual houses for the area in that they are modelled on the Regency terraces you might expect to find in a city centre, or in a genteel English seaside town.

Designed by Conroy Crowe Kelly Architects, and built by Gannon Homes, the houses are generous in size, with floor areas varying between 175sq m (1,884sq ft) and 200sq m (2,153sq ft). The layouts are unusual with kitchens on the first floor in most cases, and some truly fine features such as 12ft ceilings, drawingrooms with floor-to-ceiling windows and marble fireplaces, and rooflights that allow lots of daylight into the grand and spacious landings.

There are two showhouses on site, and both have been fitted out in a highly sophisticated style by interior designers The Silk Road. However, viewers will immediately be struck by the unusual layout in both show houses. The show house at The Heights has an office to the front, a guest cloakroom, and then steps leading down to an attractive bedroom with French doors leading to a sunny back garden.

The first floor has a large eat-in kitchen complete with utility room, while at a slightly higher level there is a superb drawingroom with two tall windows opening onto planter balconies.

The landing outside the drawingroom has another tall window that looks out over the rooftops of the lower development towards the estuary. Upstairs, there are three double bedrooms leading off a wide landing.

In the second and larger showhouse, the layout is slightly different with a family room instead of a bedroom on the lower floor, and four bedrooms on the top floor. Both house types have an abundance of storage.

Outside, each has two designated parking spaces in front and a gated space for bins.

While the houses have a lot of accommodation and are extremely smart, their unusual layout won't suit all buyers. Robswall initially attracted a lot of local buyers trading up from more modest estates, but it remains to be seen if that market will grow.
