An interesting scheme of 13 two-bedroom and three-bedroom townhouses and two-bedroom apartments built in the grounds of a period house at Churchtown, Dublin 14, goes on sale on this Saturday. Prices range from £265,000 for a two-bedroom townhouse up to £295,000 for a 1,000 sq. ft three-bed townhouse. Apartment prices were not available at the time of going to press. Selling agent is GPK Properties and the homes are ready to move into.

The setting of Newtown Grove is very appealing. The 10 townhouses have been built in the grounds of a pair of semi-detached Victorian houses, which are set well back from the road. Entrance is via security gates at the end of a private driveway off Braemor Road.

The 900 sq ft two-bedroom townhouses are for sale at £265,000. Three-bedroom townhouses with 1,000 sq ft cost £295,000.

Exteriors of the three-bedroom houses are part-stone to the front, with tiled porches and front doors painted in different colours.

Space has been saved with the compact hallway, so the kitchen at the front is large enough to fit a breakfast area by the window. There is a good range of oak units and a window seat at the dining end.

The sitting/dining-room is at the back of the house, and has French doors to a small patio. Upstairs, the main bedroom has a large window overlooking the back garden, and an en suite shower room.

The two-bedroom houses are priced at £265,000. They have a smaller kitchen/ breakfast-room and a sitting-room with a large sunroom extending out to the small patio. Both bedrooms upstairs are double, with an en suite lavatory in the main one. The rear garden is very small.

The two-bedroom apartments in the period house are from 750 sq. ft to 800 sq. ft. The garden-level apartment in the period house has a sitting-room, kitchen, and two double bedrooms, one with an en suite shower. The middle apartment incorporates the drawing-room of the original house: it has ornate cornicing, tall sash windows with original shutters, and a galley kitchen with oak units off this room.

The apartment on the top floor is similar in layout, with less decorative ceiling cornicing.
