A detached house in Sandymount, Dublin 4, sold prior to auction this week for a figure close to £600,000. Aisincor, a spacious four-bedroom house at 15 Claremont Park, off Claremont Road, close to Sandymount village, was expected to make in excess of £500,000, according to selling agent Nigel Bennett of Bennetts.
However, two parties chased the property and a deal was negotiated ahead of the auction.
The sale is a sure indication that buyers are now prepared to pay the sort of prices associated with period redbricks for solid, post-war family homes in good locations. Claremont Park is considered one of the most desirable addresses in Sandymount, and Aisincor occupies a prime position, tucked away in a corner with a west-facing garden to the rear.
Elsewhere in Dublin 4, the top auction price in the last week was the £2.95 million achieved by Lisney for the former Japanese embassy residence at 22 Ailesbury Road. The Edwardian-style sixbedroom house, which stands on three quarters of an acre, needs considerable refurbishment.
Also in Dublin 4, 60 St Alban's Park, a three-bedroom semi-detached house with a garage, was withdrawn at £240,000 and is under negotiation through Gunne.
In Ballsbridge, a four-bedroom townhouse at 106 The Sweepstakes was withdrawn at £425,000 and sold later for over £450,000 through Sherry FitzGerald.
A two-bedroom mews at 93 Waterloo Lane, Ballsbridge, was sold at a Hamilton Osborne King auction for £275,000.
Elsewhere in Ballsbridge, 4 St Mary's Lane, a modern two-bedroom detached mews house, was withdrawn by Ganly Walters, which is quoting £330,000.
A mid-terraced three-bedroom period house at 14 Victoria Avenue, Donnybrook, was withdrawn by Sherry FitzGerald, which is quoting £295,000.
Dublin 6 and 8
In Ranelagh, 32 Beechwood Avenue, a five-bedroom terraced house, was withdrawn from auction by Lisney and sold for an undisclosed amount.
In Rathmines, 152 Leinster Road, a two-storey over basement three-bedroom period house, was sold at a Lisney auction yesterday for £317,000.
In Rathgar, a five-bedroom semi-detached house at 1 Vernon Grove, Rathgar, was withdrawn at £465,000 and sold later for a price in excess of £470,000 through Sherry FitzGerald.
In Terenure, 1 Lavarna Grove, a five-bedroom semi-detached house, was sold prior to auction for over £450,000 by Sherry FitzGerald. Extended and refurbished by its present owners, the house features a 110-ft-long rear garden with two patio areas.
Also in Terenure, 81 Parkmore Drive, a detached three-bedroom house, was sold at a Sherry FitzGerald auction for £246,000.
In Harold's Cross, 14 Parkview Avenue, a three-bedroom terraced house, was withdrawn by Sherry FitzGerald, which is quoting £245,000.
At 340 Harold's Cross Road, an end of terrace four-bedroom house, was withdrawn by Lisney, which is quoting £289,000.
On Clonskeagh Road, Kilmagar, a five-bedroom semidetached house, was withdrawn by Sherry FitzGerald, which is quoting £295,000.
In Dublin 8, 37 St Kevin's Parade, Portobello, a Victorian single-storey over garden level three-bedroom house, was sold at a Hamilton Osborne King auction for £226,000.
Off the South Circular Road, 26 St Alban's Road, a three-bedroom terraced house, was withdrawn by Lisney, which is quoting £207,000.
Dublin 14 and 16
A three-bedroom house in need of modernisation and standing on three acres on Whitechurch Road, Rathfarnham, Dublin 14, was sold at a Lisney auction for £420,000.
Elsewhere in Rathfarnham, 20 Rathfarnham Park, a four-bedroom semi-detached house, was sold at a Gunne auction for £330,000. The house has been owned by the same family since it was built in the 1930s and has kept many of its art-deco style features.
In Goatstown, Dublin 14, Coolbawn, a detached five-bedroom house at 71 Goatstown Road, was sold at a Sherry FitzGerald auction for £387,000.
Also in Goatstown, Sherry FitzGerald withdrew 66 St Aidan's Drive, a four-bedroom semidetached house with a garage.
South Dublin
In Blackrock, a semi-detached dormer-style house with a garage at 31 Ardagh Park was withdrawn at £255,000 by Gunne, which sold it later for a higher figure. There are three reception rooms, a kitchen/breakfastroom, four bedrooms and two bathrooms.
In Stillorgan, 29 Allen Park Road, a three-bedroom semi-detached house, was sold at a Sherry FitzGerald auction for £205,000.
In Foxrock, a detached four-bedroom house at 5 Brighton Avenue was withdrawn at £425,000 and sold later for about £440,000 through Ross McParland.
Elsewhere in south Dublin, a period terraced house at 13 Belgrave Square, Monkstown, was sold prior to auction for over the guide price of £550,000 by joint agents Turley & Associates and Lisney. The five-bedroom house has two interconnecting reception rooms - both with period fireplaces - and an oak-fitted kitchen/breakfastroom at hall level.
Also in Monkstown, 21 Windsor Park, a four-bedroom semi-detached house, was sold after auction for over £250,000 through Lisney.
A three-bedroom period house at 2 Seapoint Manor, Seapoint Avenue, was withdrawn by Lisney, which is quoting £285,000.
In Dun Laoghaire, McCabe Crisp & Partners secured £416,000 at auction for 2 Haddington Terrace, a 3,370 sq ft four-storey period house with mews potential.
At 6 Rosmeen Gardens, Dun Laoghaire, a five-bedroom semidetached house was withdrawn at £385,000 by Lisney. The agency is now seeking offers in the region of £495,000.
Elsewhere in Dun Laoghaire, Lisney is seeking £275,000 for 35 Clarinda Park West, a singlestorey terraced house, following its withdrawal from auction.
In Dalkey, Melrose, a four-bedroom detached bungalow at 22 Saval Park Gardens, was withdrawn by Gunne, which is seeking offers in the region of £295,000.
Also in Dalkey, The Cottage, a two-bedroom cottage on Ardbrugh Road, was withdrawn by Sherry FitzGerald, which is seeking £165,000.

In Greystones, a four-bedroom terraced house, Little Hampton, on Killincarrick Road, was withdrawn at £280,000 and sold later for a higher figure through Jackson-Stops McCabe.

In Ballymore Eustace, Co Kildare, joint agents Hamilton Osborne King and Jordan Town and Country Estate Agents sold Wellfield, an 18th-century five-bedroom two-storey over basement house at auction for £940,000. Presented in good decorative order, the house stands on 17 acres of mature gardens and paddocks.
In Clane, Killybegs, a detached dormer-style bungalow on 0.9 acres, was sold at auction for £305,000 through Brady & Co.
