DUBLIN 11: FROM €284,950MANOR PARK'S latest new homes scheme is on the Cappagh Road in Finglas and has prices aimed at first-time buyers.
Heathfield is across the road from Cappagh Hospital to the east of Finglas. This part of Dublin 11 has not seen as much development as the western area around St Margaret's Road. All this is set to change with Heathfield - a scheme of 350 homes.
Manor Park specialises in starter homes and Heathfield is no exception. Prices start at €284,950 for two-bedroom houses and go up to €389,950 for four-bedroom houses. The houses are designed with young families in mind.
This phase comprises 88 houses. Selling agent Savills HOK will be taking bookings at five show units on site this weekend.
Heathfield is within striking distance of the M1 and the M50. The proposed Metro West route will pass near the scheme. The closest station, Cappogue, being within walking distance. Finglas village is a couple of minutes away by car. Heathfield will also a have a range of neighbourhood shops, with 12 retail units planned.
At entry level, there are 78sq m (840sq ft) houses with two double bedrooms priced at €284,950. For an extra €15,000 there is a larger two-bedroom unit with 85sq m (915sq ft). Much of the extra space is felt in the livingroom, which runs the length of the house and is dual aspect.
Three-bedroom houses are laid out over 93sq m (1,001sq ft) and have two good-sized double bedrooms and a single. These are priced from €304,950.
There are two different styles in the four-bedroom houses which are all around 128sq m (1,378sq ft). Prices start at €389,950 with the larger four-beds starting from €404,950.
Fit-out is reasonable for starter homes. A range of kitchen styles are on show at the various showhouses - each with butcher block-style countertops and high gloss cream and wenge units. Fireplaces are attractive and built-in wardrobes are provided as standard in nearly all bedrooms. All of the houses have an en suite bedroom and most have the benefit of specially designed attics, which will allow for additional storage or easy conversion.
Heating bills and carbon emissions will be reduced with an air source heat pump and condensing gas boilers, which have been installed in all houses.
Manor Park is one of Dublin's major starter homes developers. Recently, the company has completed the Ongar development in Dublin 15, with its traditional village centre surrounded by residential areas.
