A spacious Edwardian house at 330 Harold's Cross Road, to be auctioned by Ganly Waters on November 24th with a guide of €1.6 million, comes with a mews zoned for commercial use.

The guide price reflects the fact that the 186sq m (2,000sq ft) four-bedroom semi is in fine condition. It also takes into account the fact that it comes with a 56sq m (600sq ft) mews, which has access from the lane behind the house.

Another unusual feature is a drive-in side entrance with precious off-street parking for several cars.

The current owners have a country house hotel in Co Wexford and are selling in order to spend more time there.

Located on the same stretch of road as the now defunct Classic Cinema, the house sits at the junction of roads lead to Rathgar, Terenure and Rathmines.

The front door of number 330 is shaded by a porch. The interconnecting livingroomand diningroom run the depth of the house, with a small sunroom to the side.

Immediately striking is the amount of stripped wood in both rooms, original to the house. At the back is a good- size kitchen, decorated in country stylewith an exposed brick wall and wood-burning stove.

There is a utility room and toilet off this room.

Upstairs on the return is a double bedroom and family bathroom.

On the first floor a single bedroom faces the front next to the main bedroom, with its en suite shower. Also at this level is the fourth bedroom with en suite shower room.

Outside, most of the garden has been gravelled for car-parking but some of this could be reclaimed as lawn and still leave room for two cars.

The mews building is one long room with a pitched roof.

Work to be done by new owners would mostly be decorative and the mews building could easily be turned into accommodation.
