Summerhill, one of the prettiest villages in Co Meath, is the setting for seven large detached dormer houses now going for sale through Navan agent Raymond Potterton.
Although the entire development will have only 26 units, Hillview is the largest group of new houses to be built in Summerhill for many years. The development is a few yards from the centre of the village on the Trim Road. There are two separate developers on the site and the seven houses, which face the road, are being built by Magee Homes. Magee is a low-profile but long-established building company which has worked mostly in the Celbridge area. These houses are of timber-framed construction and have noticeably warm interiors.

Three houses with 2,450 sq ft are priced at £345,000 and the two largest houses, of 2,550 sq ft, cost from £350,000 upwards, depending on garden size.
The seven dormer houses have a pleasant rural aspect, facing a grove of mature trees and a meadow. A boundary wall topped with cut-stone separates the large front gardens from the road. Dormer windows, different roof levels, low eaves and easy-care dry dash and red-brick exteriors create a pleasing lack of uniformity.
Selling agent Raymond Potterton expects interest to come mainly from families upgrading from smaller accommodation in the north and west Dublin suburbs. The size of the Hillview houses would eminently suit a goodsized family with a hankering after country life.
The smallest house, which is 2,225 sq ft and priced from £295,000, has a wide entrance hall with solid teak staircase, doors, skirtings and windowsills. Both diningroom and large sittingroom have attractive wood and tile fireplaces and the big country-style kitchen to the rear is fitted with a comprehensive range of ash units.
Off this there is a utility room with plenty of cupboards, a guest lavatory and a sun room opening onto the garden.
There is also a family room off the hall and one of the bedrooms. The main bedroom upstairs has windows fitted into the slope of the roofline. There is a Velux-lit walk-in wardrobe and an en suite shower room. Two further bedrooms, also with sloping ceilings, have built-in wardrobes.
