An elevated site of 6.5 acres in Bray with planning permission for 29 detached split-level and dormer bungalows is expected to make between £200,000 and £250,000 when it is auctioned on March 4th by joint agents Ross McParland and H.J. Byrne. The existing planning permission for the site at Herbert Hill, Herbert Road, provides for a low density of just under 4.5 houses per acre compared with the current zoning of six houses per acre. A higher density might be achieved by seeking a revised planning permission. Both house types approved by An Bord Pleanala have large reception rooms and four good sized bedrooms. The dormer bungalows will have 1,850 sq ft, while the split-level design provides for a floor space of 1,400 sq ft. The price being quoted by the selling agents equates to between £60,000 and £70,000 per acre.
In Wicklow, the Phillips Partnership expects to secure in excess of £275,000 for Leitrim Lodge, a 5,000 sq ft building at Bachelors Walk, which could be converted into apartments and also used for offices. There is potential to provide townhouses or apartments at the rear. The house overlooks the Vartry river beside the new Garda station.
