Church View House in Kilbeg, Kells, Co Meath, a 1930s farmhouse on 113 acres of prime farming land is to be auctioned in one or more lots on Wednesday November 28th.

Cavan-based Keenan Auctioneers is quoting a guide price of £800,000 (1.01 million ) for the entire property which includes the house, yard, stables, outbuildings and 113 acres of virgin lands, all in old grass.

The house stands on the Kells/Carlanstown-Nobber Road within 6.5 miles of Kells and an hour's drive of Dublin. Well-maintained, it comprises a hall, sittingroom, kitchen/ dining area, cloakroom, utility room, four bedrooms and a bathroom.

The lands are situated in Ardlonan and Coolahist, regarded as among the most fertile in the country by farming experts.

The agent reckons the lands, which have a road frontage of 1.7 km at Ardlonan and about 0.270 km at Coolahist, may be of interest to a developer or builder.

If there is no buyer for the entire property, it may be sold off in a number of lots. Lot 2 is the farmhouse on 5.5 acres with stables, a haybarn and paddocks and dry, level ground which may be suitable for equestrian pursuits.

Lot 3 is non-residential with 57 acres of land. Lot 4 is made up of the house on 63 acres, Lot 5 is the Coolahist land of 49 acres with good road frontage and the final lot is of 3.5 acres of land opposite Kilbeg Chapel with planning permission for a house.
