Office SectorReports of the demise of the suburban office market in Dublin are clearly premature, given that almost 50 per cent of a new office development in Sandyford has been sold prior to its official launch.

About €25 million in pre-sales have come in for Q House, located on Furze Road adjacent to Beacon Court.

Q House is a development of 60 own-door offices for sale with sizes starting from 99sq m (1,070sq ft).

The total development is approximately 9,200sq m (100,000sq ft) and is contained in a six-storey building designed around a central landscaped courtyard.

Another attractive feature is that the development is within around five minutes walking distance of the Luas.

Designed by the award winning architects Duffy Mitchell O'Donoghue, Q House incorporates large elements of glass and natural stone creating a strikingly modern building.

The individual office units all have their own frontage overlooking the central courtyard area.

Each unit is configured on one level offering highly efficient open-plan space.

The specification provides for raised access floors, fully fitted toilets and tea stations and gas-fired central heating with the option of air conditioning.

The car-parking provision allows for approximately one space per 50sq m (538sq ft).

Construction by John Sisk and Son is due to begin this month with a completion date set for late 2007.
