Dublin 4: €6mNumber 4 Argyle Road,Ballsbridge, Dublin 4, is a swish, Crampton-built, Victorian semi that has been extensively revamped and is now to be auctioned through Sherry FitzGerald on May 30th. The AMV is €6 million.

The three-bedroom property, revamped by architects de Blacam and Meagher, now measures 237sq m (2,555sq ft).

The ground floor has an open-plan formal sittingroom and adjacent diningroom that extend the length of the property.

The sittingroom has wainscot panelling, a detail that has been carried into the dining room. This also features a faux daylight ceiling and large picture window that looks out onto a gravelled garden area, with views of Herbert Park's treetops.

The room houses several simple, elegant mahogany pieces, also designed by the architects.

A cosy sittingroom leads directly off the hall, which is where the owners love to spend their winter nights. To the back of the property is a large bespoke kitchen with beautiful solid wood units by John Daly.

The countertops and walls are lined with granite, while a long oak dining table and benches, also designed especially for the space, help to create an alternative and equally ambient entertaining location.

Additional glazing includes a second picture window and offers further aspects of the 80ft long garden, which backs onto Herbert Park.

The property's side entrance, usually a dead space, has been cleverly transformed into a glass-roofed utility room.

The accommodation is set out over two floors. The main bedroome comprises an en suite bathroom with separate walk-in dressingroom offering floor-to-ceiling storage. The second double room on this floor also has its own bathroom.

Both bathrooms are luxuriously clad in limestone and have recessed baths and sinks finished in black and white speckled granite, as well as separate, limestone clad, shower stalls.

The third bedroom is on the top floor and has a rear bay window that overlooks the parklands.
