Malahide: €4m: There are similarities between Malahide and Greystones beyond being seaside towns at the end of the Dart. Sports clubs, restaurants and boutiques abound and both are favoured by families.
The Chalet, a six-bedroom house on Grove Road, Malahide could transfer to the Burnaby in Greystones without a ripple. Set behind a half-acre of gardens, its ivy-clad walls and proportions are redolent of an era when space was easier to come by.
Joint agents Gunne Residential and Property Team Noel Kelly say the advised minimum value (AMV) of €4 million for the 317sq m (3,412sq ft) house is realistic, given its immaculate interior and sought-after position. The auction is on April 11th.
Grove Avenue is beside the entrance to the Grand Hotel. Built in 1913, the Chalet sits behind established gardens near the bend of the road, within scent of the sea. The owners are building on a plot at the far end of the garden, screened from the house by vegetation.
Inside the Tudor-style house original features were brought back where possible and the comfortable atmosphere of the original interior recreated. Wideplank floorboards remain undisturbed beneath most rooms. Electrics and plumbing have been upgraded.
Formal sitting and diningrooms of equal proportions are connected by doors which slide back into the wall. There are matching period fireplaces with brass hoods and deep box bay windows looking out on the garden. Panelled walls have an apricot and ivory colour theme.
Across the hall is a cosy study with cast-iron fireplace and a corner bay window - while a guest toilet is tucked behind the staircase. The owners have extended at the back, creating a breakfastroom with oil-fired Aga, kitchen with a hob, a laundry room and a butler's pantry.
A separate one-bedroom apartment was created out of the former servants quarters. This includes a downstairs sittingroom and kitchenette, with a double bedroom and bathroom.
The main stairs climb to a landing with panelled walls and ceiling. Off this are four good bedrooms with original fireplaces and a games room. Overlooking the front and side, the main bedroom has polished floorboards and a large dressingroom which could be converted to an en suite. Two further bedrooms have wood and carpeted floors and cast-iron fireplaces. A spiral staircase leads to a panelled attic currently used as an artist's studio.
