In Sandymount, Lisney secured £1.5 million at auction for 55 Claremont Road, £650,000 over the guide price. Home of garden designer Verney Naylor, the four-bedroom detached house stands on over a third of an acre of landscaped gardens. Elsewhere in Sandymount, 44 Wilfield Park, a four-bed semi, was withdrawn at £450,000 and sold later for a higher price through Sherry FitzGerald.

South Dublin

In Killiney a two-bedroom lodge, Williamspark Lodge, at Seafield Road, was withdrawn by Sherry FitzGerald, which is quoting £295,000.

In Dalkey, a four-bed detached bungalow at 1 Saval Park Road made £485,000 at a Douglas Newman Good auction yesterday.

In Dun Laoghaire, a five-bedroom Victorian house at 14 Clarinda Park East, un Laoghaire was withdrawn by Lisney. Sherry FitzGerald fetched £627,000 at auction for a four-bedroom house at 4 Monkstown Gate, Monkstown.

In Blackrock a four-bedroom detached house at 79 Avoca Park was sold prior to auction for about £675,000 through Billy O'Sullivan.

A five-bedroom semi-detached house at 104 Hampton Park, St Helen's Wood, Blackrock, was withdrawn at £510,000 and sold later for a higher price by Hamilton Osborne King.

Still in Blackrock, 42 Wynberg Park, a three-bedroom semi detached houses was sold at a Sherry FitzGerald auction for £390,000.

In Mount Merrion, a three-bedroom semi-detached house at 71 Trees Road Upper was withdrawn by Sherry FitzGerald, which is quoting £305,000.

In Carrickmines, Avalon, at Claremont Pines, a five-bedroom detached house on 0.33 acres, was withdrawn by Hamilton Osborne King, which is seeking offers over £875,000.

A four-bedroom detached house at 39 Lambourne Wood, at Brennanstown Road, Dublin 18, was withdrawn at £600,000 and is under negotiation through Hassett & Fitzsimons.

Daphne L Kaye & Associates is seeking £525,000 for Maple Lodge, a five-bedroom detached house at Foxrock Manor, after it failed to sell at auction.

On Torquay Road, Foxrock, a four-bedroom detached house, called Desmond, was withdrawn by Lisney, which is quoting £650,000.

Lisney is seeking £395,000 for 4 South Park, a three-bedroom detached house, after it failed to sell at auction.

Still in Foxrock, 12 Brighton Place, on Brighton Road, a fourbedroom detached house, was withdrawn by Daphne L Kaye & Associates, which is seeking £550,000.

Dublin 6 and 8

At 63 Kenilworth Park, Dublin 6, a four-bedroom semi-detached house was withdrawn at £390,000 by Gunne Residential, which is seeking £450,000.

Harper O'Grady fetched £560,000 at auction for 19 Annesley Park, Rathmines, a four-bedroom semi-detached villa-style house.

Also in Rathmines, a four-bedroom terraced house at 72 Upper Rathmines Road was withdrawn at auction. Sherry FitzGerald is quoting £470,000. At 43 Orwell Gardens, Rathgar, a three-bedroom terraced house was withdrawn at £220,000 and sold later for over £250,000 by Gunne Residential.

Nearby, off Orwell Road, a five-bed detached house at 6 Stirling Park was withdrawn by Hamilton Osborne King, which is seeking £715,000.

A four-bedroom terraced house at 33 Templemore Avenue, Rathgar, was withdrawn and is under negotiation through Gunne Residential.

In Ranelagh, 8 Chelmsford Road, a three-bedroom house, was withdrawn at £385,000 and is under negotiation through Youngs.

In Dublin 8, 18 Synge Street, Portobello, a four-bedroom endof-terrace house, was withdrawn and is now quoting £440,000 through Hamilton Osborne King.

Also in Dublin 8, 18 Portobello Road was withdrawn by Sherry FitzGerald, which is now asking £215,000 for the onebedroom mid-terrace house.

Dublin 14 and 16

Sherry FitzGerald secured a strong price of £730,000 for 78 Whitebeam Road, Clonskeagh, a detached three-bedroom Crampton-built house. Elsewhere in Clonskeagh, a six-bedroom bungalow on 0.33 acres at 7 Salzburg, Ardilea, Clonskeagh, Dublin 14, was withdrawn at £740,000 and sold later for £780,000 through Gunne Residential.

North Dublin

In Dublin 15, a six-bedroom detached house on 0.33 of an acre at 10 Deerpark Road, Castleknock, was sold at auction for £810,000 through Baxter Auctioneers.

GWD secured £226,000 at auction for a four-bedroom terraced house at 74 Connaught Street in Dublin 7.

A four-bedroom detached house at 19 Charlemont, Griffith Avenue, Dublin 9, was withdrawn at £360,000 by Gunne Residential, which is seeking about £380,000.

Closeby at 301 Griffith Avenue, a four-bed semi-detached house, was withdrawn at £357,000 and is under negotiation through Douglas Newman Good.

Meanwhile, 99 Griffith Avenue, a four-bed semi-detached house, fetched £440,000 through Hamilton Osborne King. In Clontarf, St Mary's, a five-bedroom detached house at 16 Mount Prospect Avenue, was sold at a Sherry FitzGerald auction for £680,000.

Sherry FitzGerald fetched £312,000 at auction for 10 Copeland Grove, a three-bedroom semi-detached house.

Wicklow

In Bray, a two-bedroom semi-detached bungalow at 11 Coburg, was withdrawn and sold later for over £150,000 by H.J. Byrne.

Also in Bray, Lisney is seeking offers over £1 million for Merrelles, a five-bed detached house on 1.2 acres at Kilcroney, following its withdrawal from auction. In Enniskerry, a three-bed detached house, Monastery, was withdrawn at £340,000 by Hassett and is now on the market at £365,000.

At Greystones Harbour, a four-bedroom mid-terrace house, Cliff House, was sold after auction for over £390,000 by joint agents Gunne Residential and Banks & Co. Meanwhile, a five-bedroom detached house at 17 Woodlands, Greystones, was withdrawn by Gunne Residential, which is seeking £520,000.

Gunne Residential is quoting £450,000 for 3 Cornagower Park, a three-bedroom bungalow on 0.75 acres at Brittas Bay, following its withdrawal from auction.

In Ashford, Gorseland, a six-bed house on two acres at Coynes Cross, was withdrawn at £700,000 by Sherry FitzGerald, which is quoting £775,000.

Provincial

In Maynooth, Co Kildare, 2a Leinster Park, a four-bedroom detached bungalow, was withdrawn at £250,000 and is under negotiation through Gerard Brady & Co.

Coonan withdrew Woodville, a five-bedroom bungalow on two acres at Pagestown, Maynooth. A three-bedroom semi-detached cottage on 0.33 of an acre at 814 Station Road, Newbridge, Co Kildare, was sold at auction for £134,000 through Colm McEvoy Auctioneers. Also in Newbridge, a three-bedroom detached hosue, Hayarden, at Moore Park, made £244,000 through Jordan Auctioneers.

A five-bedroom house on 0.50 acres at Rathmore, Naas was sold at auction for £455,000 by Jordan Auctioneers.

Also near Naas, a detached house, Tredagh, on the Blessington Road, was withdrawn at £260,000 by Ferris O'Reilly, which is seeking £270,000.

A four-bed period cottage on 0.5 acres, Kilkea Bridge Cottage, Kilkea, was withdrawn and is under negotiation through Jordan.

Joint agents Coonan and T.E. Potterton auctioned 27 acres at Balrennett, Carbury in two lots. Lot 1: 10 acres was withdrawn. Lot 2: 17 acres made £84,500.

Still in Co Kildare Gerard Brady & Co achieved £198,000 at auction for a three-bedroom semi-detached townhouse currently used as a surgery at 8 Doctors Place, Maynooth. Sherry Associates sold three Co Meath properties.

A bungalow on 0.4 acres in Ratoath Village, was sold for £268,000. Near Dunshaughlin, a 30-acre non-residential farm in Lagore made £280,000. A stable yard on 13 acres at Ballymagillen, Dunboyne, fetched £305,000. Raymond Potterton sold a five-bedroom bungalow on 0.5 acres at Leshamstown, Dunshaughlin, at auction for £310,000.

In Co Westmeath, a two-bedroom bungalow Hardwood, on 2.25 acres, at Kinnegad, was sold at auction for £140,000 through joint agents T.E. Potterton and Eugene Byrne.

Also in Co Westmeath, the same agent sold Hightown, Coralstown, Mullingar, in two lots. Lot 1: a house on 86 acres sold for £415,000. Lot 2: 81 non-residential acres sold for £200,000.

In Co Louth, Raymond Potterton sold Knap Farm, a three-bedroom bungalow on 16 acres at auction for £470,000.

In Co Galway, a four-bedroom bungalow on 0.75 acres, Coolin, at Oughterard, Connemara, was withdrawn at £260,000 and sold later for a higher price through Keane Mahony Smith. In Co Clare, 9.36 acres at Ballycar, Newmarket on Fergus, was sold at auction for £101,000 through Sherry FitzGerald McMahon.

Commercial

In Dublin 7, a four-storey over basement Georgian office building at 7 Arran Quay, was withdrawn and is under negotiation through Billy O'Sullivan.

A former 100-seater restaurant, The Eastern Tandoori, on Kill Lane, Deansgrange, Co Dublin, was withdrawn by Finnegan Menton, which is seeking £1.25 million.

Hamilton Osborne King is seeking in excess of £3 million for an office development site with planning permission for 91,500 sq ft of offices in Clonee, Co Meath, following its withdrawal from auction.

In Dundalk, Co Louth, The Muirhevna Inn, on Dublin Road, was sold prior to auction for £1.2 million by Laurence C. Gunne.

Also in Co Louth, Brady's public house, Edmonstown, made £600,000 through Gunne Commercial.

Gleeson's pub, at Shannon Harbour, Birr, Co Offaly, was withdrawn by John Younge.

A 3.18-acre development site on Cork Road, Waterford, was withdrawn at £1.9 million and is under negotiation through O'Shea O'Toole.

In Cork a four-storey commercial retail unit with overhead offices and apartments at 50 Cornmarket Street, Cork, was withdrawn at £425,000 and is under negotiation through Hamilton Osborne King.
