A superb kitchen extension and a sunny south-west facing garden are among the most attractive features of a semi-detached Crampton built house at 4 Richview Villas, Clonskeagh, which will be auctioned by Gunne on March 16th. Selling agent Robin Palmer is suggesting a guide price of £375,000 but, given its excellent location and the fact that it is in walk-in condition, it is likely to make closer to £450,000. Part of Clonskeagh Road, Richview Villas is located opposite the Richview Business Park, close to the junction with Beaver Row. It is a busy road, but the house is set well back from the traffic and there is off-street parking for two or three cars.

The back of the house has a charming outlook over the surrounding gardens. The long back lawn tapers into a triangular shape and a very large paved patio that gets sun right through the afternoon and evening, according to the owners.

Inside, the house has been refurbished from top to bottom and new owners will be hard-pushed to make improvements.

There are two interconnecting reception rooms and a conservatory on the ground floor but the best room is undoubtedly the kitchen-cum-diningroom at the back of the house. At over 26 ft by 15 ft, it takes the total floor area of the house up to an impressive 2,100 sq ft. The owners had no intention of moving less than two years ago when they commissioned a Co Down company to build the new kitchen with solid timber units and polished granite worktops. The attention to detail here is quite stunning, with numerous clever storage tricks such as a deep larder and a shallow drawer designed for spice jars.

A reconditioned Aga is built into a archway with hand-painted terracotta tiles and there is also a hob that incorporates a gas ring designed for woks.

The dining area has space for a large dining table and for a sofa in a light filled corner. The pale terracotta walls and polished sandstone floor give the room a very warm comfortable feel, while the big corner windows and overhead roof lights must make it extremely warm and bright in summer.

Off the kitchen is the conservatory and it also connects with the livingroom. This is another very stylish room with a marble fireplace, timber floor and a deep bay window with a built-in window seat. Sliding double doors open into a smaller reception room that would be ideal as a study. Upstairs, the main bedroom at the front of the house has a good range of built-in wardrobes, while a second double bedroom has an original walk-in closet.

There are two further bedrooms, both singles, and one is fitted as a home office with handsome built-in ORM shelves and desktop.

The main bathroom has antique-style fittings and there is also a downstairs lavatory. A garage to the side of the house provides extra storage and is furnished as a workshop with shelves and storage.
