Co Dublin: €1.69m: A beautifully presented Monkstown house which has failed to sell has now had its price reduced, writes Rose Doyle
Auburn Villas is a row of double-fronted Regency houses with both the cachet of their period and a location in the heart of coast-hugging Monkstown, Co Dublin, going for them.
With all this, number 1 Auburn Villas, Carrickbrennan Road, Monkstown, failed to sell at auction in September and has become another in a number of houses on the market which have had to drop their price in a bid to sell. Originally quoting an AMV of €1.8 million, Lisney is now quoting an AMV of €1.69 million and is selling by private treaty.
Carefully renovated, with original features shown to effect against vibrant colours, 1 Auburn Villas is traditional in style and decor; ceiling plasterwork and marble fireplaces are all intact and ceilings are particularly high on the ground floor.
Single storey over garden level, it has a sweep of steps to the front door, a floor area of 175sq m (1,885sq ft), three reception rooms, three bedrooms and a kitchen/breakfastroom.
The rear garden is traditional in style, too, and has a granite wall surrounding a lawn edged with shrubs, bushes, trees and flowerbeds.
It has a gazebo, too, along with a couple of patio areas and gated pedestrian access.
The drawingroom, which is off the ground floor reception hall, has a particularly fine marble fireplace.
The fireplace in the diningroom, too, with its timber surround and slate hearth, has traditional appeal. An en suite bedroom on this floor also has the charm of a fireplace, and access to the attic.
The garden level hall allows for separate entrance to the house and leads to a sittingroom where there is a beamed ceiling and arch to the kitchen/breakfastroom.
French doors from here lead to the garden, giving light and helping to integrate kitchen and garden.
The other bedrooms and family bathroom are on this garden level.
