A first floor two-bedroom apartment in a large period house on Pembroke Road in Dublin 4 is expected to make around £350,000 at a Lisney auction on October 18th. Number 57 Pembroke Road is a stately redbrick that was extended and converted in the 1960s. The extension is ugly, but apartment number 6 is in the old part of the building. It has several unusual features that give it a distinct edge over a modern two-bed unit. The first is its size - at 1,085 sq ft, it spans the entire first floor of the house. It has a reception hall with intercom, a spacious sittingroom with a handsome marble fireplace and a huge south-facing picture window. Double folding doors lead into the main bedroom which has a timber fireplace with cast-iron inset and sash windows overlooking the front.

The kitchen has oak fitted units, a tiled splashback and a fitted oven with a four ring electric hob. Polished timber flooring runs through the hall, sittingroom and main bedroom. There is also a utility room and bathroom with a power shower and downlighting.

Another selling point is the careful preservation of many of the period features including the ornate ceiling cornicing and centre roses, sash and picture windows and the original marble fireplace in the sittingroom.

It is the only apartment in the building with a balcony, which is timber decked and could perhaps be more accurately described as a terrace. Overlooking Pembroke Road, it is big enough to fit a table and chairs and a variety of potted plants with ease.

The only drawback is the rather unattractive add-on above this apartment, although it does provide a nice degree of shelter for the balcony.
