The third phase of Ellensborough, a Durkin-built development of three and four-bedroom semi-detached houses at Kiltipper Road, Tallaght, Dublin 24, is being launched this weekend with prices starting at £135,950. The selling agent is Douglas Newman Good.

Out of a total of 103 in this latest phase, 22 houses will be on offer at the weekend. Fourteen of these are three-bedroom semis, there are 10 four-bedroom semis and one four-bedroom detached house with a garage. Some houses with views of the Dublin mountains carry a premium price. The scheme is located close to the Old Mill public house, about half-a-mile from Old Bawn Bridge and one-and-a-half miles from The Square shopping centre. Durkins have already sold 200 houses in the scheme, which will eventually have 450 when it is completed in two years' time. Houses now going for sale will be completed between December and April next, according to the agent. Standard features include coved ceilings in hall and reception areas, Shaker-style kitchens and fitted wardrobes. All the houses have a bay window.

There are six three-bedroom semis with 1,125 sq ft costing £135,950. These have a downstairs cloakroom, sittingroom with a gas fire and panelled doors connecting with the diningroom. This room has sliding glass doors to the rear garden. The kitchen/breakfastroom has pale Shaker-style cupboards with steel handles. Upstairs, two of the three bedrooms are doubles, all have fitted wardrobes and the main bedroom is en suite. A further six three-bedroom semi-detached houses of similar size and layout are priced at £139,950 because of their favourable outlook to the mountains. Two three-bedroom semis with integrated garages and utility rooms are priced at £155,950.

There are 10 1,285 sq ft four-bedroom semi-detached houses, nine costing £155,950 and one of 1,285 sq ft with garage and utility, priced at £175,950. A single detached four-bedroom house with garage is available at £200,000.

As with the three-bedroom houses, there is a downstairs cloakroom and good-sized kitchen/breakfastroom. The sittingroom has an interconnecting diningroom and two of the bedrooms are doubles.
