The latest phase from Park Developments at its sizeable new homes scheme, Hamilton Park, off Carpenterstown Road in Dublin 15, is a small block of apartments, Bramley Hall, which comprises just 22 units set over four floors.

Situated just beyond the M50 – the low hum is just audible behind the seeded green spaces – the development is offering “surface” parking only, meaning there has been no costly digging down to accommodate underground car parking, a move that makes sense this far out.

The accommodation at Bramley Hall comprises two-bed apartments. The sizeable units, which range from 83sq m to 92sq m (900sq ft to 1,000sq ft) are bright and airy with good ceiling heights, balconies and decent-sized ensuite bathrooms in the master bedroom. These are tiled in smart grey metro tiles. In some, the overhead white LED light is very blue in colour and it would be worth asking to have it removed because of its washed-out effect.

What is stand-out is the amount of storage that comes with each unit. Each has a separate utility room with enough floor space to erect a clotheshorse and still keep it out of sight. Some have a second cupboard as well as three-door wardrobes in both bedrooms.

The mainly U-shaped kitchens have gloss doors and quartz worktops with a narrow breakfast counter; appliances include a fridge freezer, small dishwasher and electric hob by Electrolux. The living area is a decent size and each unit also comes with either a balcony or a terrace for those on the ground floor.

There are two show units, one designed by Arlene McIntyre of Ventura Design and a second by Nicola Pollard Design. Both are smartly polished, one offering a classic decor style, the other a more contemporary option.

The properties range in price from €310,000 to €360,000 through agent SherryFitzGerald and come with one allocated parking space as well as the use of guest parking.

Dublin 15 is a Park Developments heartland with almost 390 homes already built in Hamilton Park and more than 1,500 homes built in the postcode in its 30-year history. It built Carpenterstown Park, Bramley Wood and Luttrelstown Wood, which are all now mature estates.

Last July it sold almost all the units in nearby Orchard Hall, another low-rise apartment block. Three one-bed units remain there and they range in price from €270,000 to €280,000.

In August last it sold 19 houses off plans, with prices ranging from €460,000 to €480,000 for three-beds and from €530,000 to €540,000 for four-bed houses.
