The enduring appeal of Nutley

Properties in this Dublin 4 area can command strong prices in any condition

While the days of paying €3 million plus for a semi-detached home on Nutley Road are long gone, the popularity of roads bearing the prized Nutley name have not faltered.

These three quiet streets – Nutley Road, Nutley Avenue and Nutley Park – are flanked by substantial homes with fine gardens, and located minutes from Donnybrook village, Herbert Park and some of the best schools in Dublin.

Two properties requiring work have just come to the market and it seems that, regardless of the house or condition, properties on these streets can command top prices.

Nutley Avenue is lined with houses of varying sizes and styles. Number 59 appears to be rather standard from the outside, with only the 1970s-style gates giving a nod as to what lies beyond the front door.

From a sea of bright green in the hallway to the furnishings, the kitchen and a sunken bathtub, the home’s décor unapologetically retains a distinctive 1970s style which may not be to every prospective buyer’s tastes, but it is also a carefully maintained family home. At 341sq m it is large, however the existing extensions are not ideal.

The wonderful southwest- facing garden is a little dominated by the large single-storey extension compromising the layout somewhat, with warren-like rooms in the centre of the house.

Buyers are likely to free up valuable garden space by removing some of the existing extensions in favour of a more streamlined two-storey version and a reconfigured interior layout.

22 Nutley Park , Donnybrook, Dublin 4 Price: €1.395 million Agent: Hunters

Of the 53 homes on the street, 22 Nutley Park has the distinction of being one of only three detached properties. Its handsome 1930s exterior is instantly appealing, although the interior is another story entirely.

Unoccupied since 2011, the house has most certainly seen better days with little more remaining now than a handful of art deco fireplaces.

Despite its condition, it is not impossible to imagine it returning to its glory days as a family home - especially while taking in the home’s scenic view of Elm Park Golf Club, on to which the garden backs.

For buyers with an appetite for something more than a restoration job, the house is offered for sale with full planning permission to demolish the existing 185sq m residence and to replace it with something even more befitting of this prime Dublin 4 site.

Planning has been granted for a c 390sq m two-storey over basement home with additional accommodation at attic level. The proposed double- fronted home’s design is very much in keeping with the neighbouring residences.

It offers a layout that would suit any growing family – with a good mix of formal and informal living spaces, five bedrooms and four bathrooms. Despite the generous proportions of the proposed home the all-important back garden will remain approximately 20 metres long, however its north-easterly orientation will not appeal to everyone.
