It’s hard to think of another Dublin 4 road with such a varying selection of house types as the long and winding Tritonville Road. It’s quite the architectural study, with examples ranging from Georgian townhouses to late 20th-century mews; houses from every period line the Sandymount road. The older houses were typically developed in small terraces as builders snapped up plots and built speculatively.

Number 72 Tritonville Road was built sometime towards the middle of the 20th century, probably as a detached house, on a small side plot belonging to its much grander neighbour. An attractive looking two-storey house it no longer looks detached because at some point in the past it was extended to the side to add a garage with a bedroom on top.

Inside, the two-storey house is bright, modern and very smart. The surprise in the 128sq m (1,378sq ft) property is the rear garden which is about 28m long. And the buyer, especially if it turns out to be a family trading up – a likely scenario in this price range – will probably eat into some of that space to extend.

As it stands the kitchen is very small, because these days families tend to prefer to have room for a dining table. This kitchen was probably the original scullery kitchen with its black and red terracotta tiled floor and door out to the garden.

Though that said, if the buyer isn’t catering for many, and doesn’t want an eat-in kitchen, then it’s perfectly fine with its timber cupboards and Belfast sink.

Adjacent to it is a guest toilet and a door which opens into the garage.

There are two interconnecting reception rooms, the front one has a deep bay window while the rear opens out to garden decking. Upstairs there are four bedrooms and an upgraded family bathroom. Throughout appealing features include original fireplaces and polished floorboards.

As well as extending to the rear, owners may consider knocking through to the garage from the hall to gain another more informal reception room. There is certainly potential to extend in many directions in number 72 Tritonville Road which is for sale through Sherry FitzGerald for €1.2 million.
