  • Price: € 2250000

A two-storey over garden level Victorian on a quiet cul-de-sac in Dalkey, Co Dublin, completely refurbished in the mid-1990s, has been meticulously maintained by its owners and comes to the market in walk-in condition. Three large bay windows and décor that emphasises neutral colours and unfussy furnishings make this an unusually bright Victorian.

Ormonde, 4 Arkendale Road, Dalkey, Co Dublin, a 329sq m (3,546sq ft) four-bed built around 1890, is for sale through Knight Frank for €2.25 million. Their children grown, the owners are moving into a new house they have built at the bottom of the still good-sized back garden, facing onto the Metals, the walkway that runs beside the Dart line. A high stone wall separates the two properties, and number 4 won’t be overlooked, they say.

The house was in two flats when the owners bought it in 1992, embarking on major renovations in 1995. The garden level area was completely redone in rustic style, a kitchen on the main floor was removed and, upstairs, a fifth bedroom was also removed to make way for an ensuite in the large main bedroom. Period details – some centre roses, marble and cast-iron fireplaces – have been restored or replaced, but most of the windows in the house are PVC.

Large square porch

Tall granite steps lead up to the front door of Ormonde, which opens into a large square porch with blue and yellow tiles. There are just three rooms on the main floor, along with a smart toilet with deep green tiles. The large drawingroom with a marble fireplace looks over the back garden through two very large windows. The diningroom at the front has polished timber floorboards and a tall, deep bay window. Next to it off the front hall is a library/den.

Downstairs, the theme is rustic: pine doors have latches and the large kitchen/breakfastroom has smart old pine units, a pine dresser, Belfast sink and a cream Aga set into a chimneybreast with an exposed brick surround.

There’s side access to the garden level, where accommodation also includes a large family room, with a wood-burning stove set into a raised brick fireplace, a separate study, which could be a fifth bedroom, and a downstairs toilet.

Upstairs, past a huge arched window edged with pretty coloured glass, there are four bedrooms, three of them doubles, and the family bathroom. The single room, fitted out as a nursery, is dual aspect; the large main bedroom over the diningroom has a bay window with views over to Howth.

A sandstone patio leads onto a long, lawned back garden, surrounded mainly by stone walls. At the front, there’s parking for several cars behind electronic gates.
