From the front, number 67 Tyrconnell Road doesn’t look like much. But the property, a mid-terrace, villa-style cottage, which opens onto the busy street, is much larger than it appears and has been smartly modernised throughout.

When its owners bought it in September 2016, paying €243,000 according to the property price register, the house was in need of complete refurbishment.

It is now in walk-in condition, with laminate flooring in the hall, and a ribbed-oak balustrade drawing the eye upwards and showing off good ceiling heights.

The real talking point here though is the T-shaped, open-plan kitchen/living/diningroom to the rear of the property, which overlooks a terraced area and a stepped garden with mature pear and apple trees in full bloom.

While there is a slight hum of traffic, what is far more audible is the sound of the Camac river as it flows past the property. While you can’t see the river from the livingroom or garden, the audio has a transporting effect away from city sounds. In cottages like this it is rare to have the luxury of such a mature outside space, let alone to have a waterway running past your home.

The kitchen is L-shaped, with an island set on wheels. It has a Belfast-style sink that the owners salvaged from the original kitchen, set in a lean-to to the rear. The dining area is washed in light thanks to large windows pooling in light on two sides. Double doors from the living area open out to the terrace.

The house now has three bedrooms, with the first at hall level, where the original parlour would have been. This room has triple-glazing to dial down the traffic noise and the investment has paid off. When the door and window are shut it is blissfully quiet. There is a small downstairs showerroom under the stairs, which means this bedroom could potentially be let under the rent-a-room scheme and retain independence.

Upstairs there are two bedrooms, one double and one single. The double has an exposed-brick fire surround. The bathroom has a Victorian-style rain-head shower in the free-standing clawfoot bath, as well as under-eaves storage.

The property, which now measures 111sq m (1,195sq ft) and has a C1 Ber rating, is seeking €425,000 through agent Sherry FitzGerald.
