Constructed in 1865, Stanford House was built as part of the first wave of development in Foxrock, which until then was considered a garden suburb. And it is this era that inspired the new three-storey houses designed by Ferreira Architects on what was once a paddock belonging to the original Victorian pile.
The development is by Homeland Projects, led by husband and wife team Neil and Aoife Collins, on land that was formerly owned by Greg Kavanagh’s New Generation Homes.
The Edwardian-style homes have brick fronts, open timber porches and even a a light pebbledash, all decorative tropes of the period. Each of the three- and four-bed houses measure more than 7m in width.
Of the 10 detached and semi-detached houses in the development, five have already sold. When complete, the Foxrock development will comprise 15 units, 10 houses and five apartments and duplexes.
Bright and airy
The properties have electric air-to-water heating, 9ft ceiling heights at ground level and large casement AluWood windows by Nordan that all contribute to making them bright and airy.
Interiors specialist Helen Turkington completed the showhouse, a four-bed unit with extension, and she customised the design by installing her signature panelling as well as dark drainpipe-coloured doors – the standard doors are white. Included in the price is an hour-long consultation with the designer or a member of her team who will offer advice on soft furnishings and colour schemes.
The four-bed detached houses, 188sq m (2,023sq ft) in size, are seeking €1.25 million. The three-bed semi, 174sq m (1,873sq ft) is seeking €1.1 million.
The livingroom, set to the front, is a well-proportioned square shape, with a Seville 400 inset stove by Cliffords as its focal point.
The large kitchen has painted units by Shane Kelly of Dalkey-based Kelly Design, mirror-backed wall units, a large island, Silestone counters and a huge pantry. Neff appliances are included in the price. These include double ovens and a warming drawer.
Extensions can be added to most of the houses, bringing the price of the three-bed unit to €1.18 million and extending it to 198sq m (2,131sq ft), while a four-bed-plus extension will measure 220sq m (2,373sq ft) and cost €1.33 million through agents DNG. The 32m extension turns the room into a considerable space. A 4.5m long rooflight by VindrVS washes the centre of the room in light. A wall of glazing, including patio doors and large-format sliding doors, opens the living area of the open plan room to the garden.
