When the owners of number 3 St Albans decided to extend their home by adding a second floor they discovered the proud signature of a Mr E Langton, the roofer or slater, set into the plaster in 1928 when it was built.

The pair bought their Sandymount house in 2004 in walk-in condition. Situated just one block from Sandymount Strand the sizeable residence was already a fine family home with charming period features galore.

The art deco era property opens into a decent-size hall with a stone floor insert where morning light streams through the double-bow-windows to the front. The small room to the left of the hall is a children’s playroom while doors to the right lead to interconnecting reception rooms, which are floored in a honey-coloured parquet that would make any mother superior proud. The diningroom is to the front with a set of sliding mahogany doors revealing a large familyroom complete with open fire area and a large seated space overlooking the southwest-facing back garden and patio. A lightwell, the width of the room, washes the central area, often dark in such a large extension, in light.

Dual aspect room

This architectural idea is replicated in the large eat-in kitchen and helps make it feel bright and airy. The dual aspect room has painted units and a five-hob Brittania range. From here a pair of bow-shaped glass doors, that echo the glazing shapes to the front, open out to the patio and lawned back garden. There are nine-foot ceiling heights throughout the ground floor.

In 2007 the owners added a second floor extending the pitch of the roof to create a lovely open plan space with wall-to-wall glazing forming the focus of the bedroom quarters.

On the first floor, two of the bedrooms and a good-size study, have gorgeous views of the garden. The main bedroom, a roomy space to the front, has a large, dual-aspect en suite bathroom, with his and hers sinks.

The property, which measures 199sq m (2142sq ft), is for sale for €1.4 million through agent SherryFitzGerald.
