A fine fixer upper in Inchicore for €325k

Three-bed terraced house needs complete upgrading but has potential to extend

If your new year’s resolution is to find a house in Dublin 8 that could be tailored to your exact needs then number 22 Jamestown Road, Inchicore could be just the property. The three-bedroom, mid-terrace house, which is new to the market through Sherry FitzGerald, needs complete upgrading. On the plus side, it’s got a potential to extend and some nice period detail.

The Edwardian box-bay fronted house has all the elegance of its era, high ceilings that are especially lofty at bedroom level, original fireplaces and a box bay window in the living room that is crying out for a window seat of some description.

As a project it could deliver a decent-sized family home with great connectivity links but you need to be willing to get your hands dirty and have deep pockets for it needs new windows, insulation, floors, heating, replumbing and rewiring. The roof may also need attention, subject to a surveyor’s report.

The house measures just 85sq m (914sq ft) but other properties on the same sunny side of the street have added as much as 30 sq metres to the original footprint. Number 60, for example, an end of terrace property of 105 sq metres (1,132 sq ft) sold for €318,000 two and a half years ago, according to the Property Price Register.

It had been extended to the back, refurbished throughout and had garage access to the side and came to market asking boasting a B3 Ber rating. “If I was to sell it today I’d get €400,000 for it,” says selling agent Patrick Moran of Property Team Patrick Moran.

Last April another estate agency, Brock Delappe, sold number 54 for €328,000, according to the Property Price Register. Also a mid-terrace property it was in slightly better condition than number 22 is, in that it had an E2 Ber rating and was also slightly bigger, measuring 98sq metres (1054sq ft). It also has a large double garage to the rear.

Number 22 has two fine reception rooms where the shadows of the original carpets and mirrors are still visible and a small scullery kitchen to the rear. Upstairs there are three bedrooms with vaulted ceilings, two good size doubles and a single.

The garden is 14m (48 ft)long and five metres (18 ft) wide. The rear could, subject to planning, have vehicular access.

Two houses sold on the street in 2016. Number 29 sold for €345,000 in June and number 2, on the same side of the street as number 22, sold for €205,000 in December. In 2015 number 51 sold for €250,000.

Inchicore is a part of Dublin 8 that is well serviced by both bus and Luas lines. The Jamestown Road leads off the Naas Road, at the canal, at the Black Horse Inn and is a five-minute walk to Inchicore Village, a similar distance to the Luas stop at Blackhorse and a short drive to the M50.
