Kilmainham: Plans are on view today at the Donnybrook offices of Sherry FitzGerald New Homes for the second phase of Metropolitan, a contemporary apartment scheme at Kilmainham in Dublin 8.
Selling from plans, the current phase of 22 one and two-bedroom apartments is in a former four-storey 19th century mill building.
The original structure is incorporated into the modern design of the new buildings, using sympathetic materials and large glazed areas. Top floor apartments will have attractive beamed ceilings.
Prices for the 22 apartments in this phase start at €225,000 for 48 sq m (517 sq ft) one-bedroom units, with two-bedroom homes of up to 85 sq m (915 sq ft) from €280,000. Location is a strong selling point with this new scheme, which will be a short bus ride from the city centre, with a proposed Luas stop closeby.
The four and five-storey blocks will front onto the Camac river, with a boardwalk to be built along the riverbank.
Metropolitan is being developed by Aston Properties and designed by architects Niall Brennan & Associates. Aston's best-known previous projects include Beacon Court in Sandyford and The Atrium on Harcourt Street.
Upon completion, Metropolitan will contain just over 100 apartments, with 132 underground car-parking spaces available for €10,000 each. Buyers in this phase can expect to move in from autumn 2004 onwards.
Large planted courtyards will divide each of the four residential blocks. Specification is expected to be excellent, with custom-designed kitchens and chrome electrical sockets. Shower doors will be included in the bathrooms, which will be fitted with good quality Shires sanitary ware.
Facilities will include a fully-equipped fitness suite for residents' use and most balconies will be large enough to sit out on. The landscaping plan is comprehensive, with river boardwalks, lawned areas, outside seating and a water feature.
Annual maintenance fees are not yet finalised, but are expected to be around €1,100 for one-bedroom apartments and €1,650 for two-bedroom apartments.
