Two Georgian office investments on Dublin's Merrion Square, both with State tenants, have come on the market with the opening of the new investment season. Hamilton Osborne King is quoting a guideline price of £1.25 million for 7 Merrion Square ( above left) and two modern office buildings at the rear, which will be auctioned on October 10th. The buildings, which have a total of 14,266 square feet, are rented by Bord na Gaeilqe at £101,000 per annum under a 35-year lease, which has almost 19 years to run. There are 10 on-site car parking spaces.

A price of £1.25 million would produce a yield of 7.5 per cent.

Finnegan Menton is seeking £825,000 for 22 Merrion Square, equating to a yield of 10 per cent. The 7,000-square-foot building is occupied by the National Council for the Elderly, Chambers of Commerce of Ireland, Slattery Public Relations and Computer Training Ltd.
