Luxury Foxrock a five-bed built to a grand design

A large detached house built on one of the last remaining sites at Brighton Hall, off Brighton Road in Foxrock will be auctioned by Daphne Kaye & Associates on December 1st. Called Aston, the impressive double-fronted house, which was built by developer Mark McInerney, is expected to make around £750,000.

Firmly positioned at the luxury end of the new homes market, Aston is a five-bedroom house with just over 4,000 sq ft of living space. It has three reception rooms, a study, a very spacious family kitchen, a conservatory and an integrated garage. What sets this redbrick house apart from other new houses is its interesting design. The hall, for example, is double height, with a granite fireplace and a grandly curved teak staircase leading to a galleried landing upstairs which is very bright, thanks to extensive glazing in the tall pitched roof. The formal diningroom at the back of the house is similarly interesting. It is also double height, with floor-to-ceiling windows and is overlooked by the gallery. The diningroom is the link between the livingroom on one side of the house and the kitchen on the other. The livingroom opens into a particularly nice cedarwood conservatory, finished with red brick. The square-shaped country-style kitchen has fitted units on three walls and a large island unit. The units are unusual in that they are "nostalgic pine", best described as new pine given an attractive aged look. These are finished off with black granite worktops and backed with pastel green Mexican tiles.

It says a lot about the high spec in the house that the good-sized utility room off the kitchen has the same handmade Mexican tiles as the kitchen, as well as stylish maple built-in presses. Off the kitchen is a separate wing, made up of a 400 sq ft room and a full bathroom. Slightly separate from the house, it could be used as an au pair's room, a granny flat, or a very large playroom. Outside, in the area between this room and the conservatory on the other side of the house, is a lovely sheltered patio which has been paved with Liscannor flags.

Also at ground floor level is a bright study, a bathroom and a roomy family cloakroom.

Upstairs, there are five bedrooms, all doubles. The main bedroom is very large indeed with a full-size bathroom as an en suite.

To the front of the house is a gravelled driveway with room for several cars and there is an integrated garage in the house which looks very smart, with timber doors. At the back, there is a patio and a good-sized lawn area.

The house has several features that make its price tag easier to understand. The windows are all double-glazed timber, downstairs there is underfloor heating, there is ISDN wiring in the study for techno fans, and the lighting is very sophisticated.
