Back on the market with a price cut is a two-storey over basement Victorian house on Lansdowne Road, opposite what used to be the Berkeley Court hotel (now the Ballsbridge Court).

It's for sale by private treaty through Sherry FitzGerald for €3.95 million, down from the €4.5 million sought in September. And if someone buys it as a family home, it will cost a lot to convert it back from the five flats it's currently laid out in. They'll also have to put up with a lot of building work at some stage - when Seán Dunne finally gets permission to redevelop the Jury's/Berkeley court site across the road.

Still, someone with patience and an eye on the long-term might be tempted: the two-bed basement flat, where 28's owner Croasdella Cruess Callaghan lives, has been nicely revamped. A couple could live here while revamping the upstairs flats (original cornicework and the like are still there) - or carry on renting the upstairs out. Eventually, they could find themselves living in one of the city's trendiest neighbourhoods.
