The last time 42 Iona Crescent in Glasnevin was auctioned, four years ago, it fetched one of the highest prices ever achieved in the area - £172,000 (#218,440). The three-bedroom house is now back on the market looking much the same as it did then but this time with a guide price of £400,000 (#508,000). It will be auctioned by Sherry FitzGerald on March 15th.

There are some changes in the semidetached Strain-built redbrick. The kitchen has been remodelled, as has the bathroom. Otherwise, the house is in the same pristine condition. The reception rooms interconnect via sliding doors, which have been stripped back to their original pine and feature stained glass inserts. The front room has its original fireplace while in the back reception room it has been replaced by a cast-iron period version.

Upstairs, there are three bedrooms. The small single bedroom is in the return and is attractive, with its white-painted tongue and groove panelling.

The back bedroom is a large double and the main bedroom is undoubtedly the best room in the house. It features a fine marble fireplace and runs the width of the house so has two windows, including the roomy bay window.

The bathroom now has two large skylights and a free-standing clawfoot bath. The toilet used to be separate but the two rooms have been knocked together to make room for a walk-in shower unit, which has been finished with blue mosaic tiles to go with the cool blue and white colour scheme of the rest of the bathroom.

Downstairs, there is still room in the kitchen for a good-sized dining table and the fireplace and maple floor are the same. However, the units have been changed to a more modern shape and finish and are now topped with black granite. There are the usual stainless steel details but the most impressive one, the stand-alone stainless steel cooker, is moving with the owners.

The back garden is nicely landscaped and includes two patio areas. There is a small front garden. Aside from its walk-in condition, the location of this house is likely to be its biggest selling point. It is within walking distance of the city centre and all the unusual amenities, such as schools and shops, are also within walking distance. Houses in the Iona area have been outstripping southside prices for some time now. Two larger houses were sold this year on nearby Iona Road - one for £450,000 (#571,500) the other for £660,000 (#838,200).
