Monkstown: €1.2m The owners of 6 Longford Place in Monkstown moved in seven years ago and changed the layout of the fine double fronted house to suit themselves.

In the main part of the house, above basement level, there is a reception room, an eat-in kitchen and three bedrooms, while down in the basement is a smart looking two-bedroom apartment. One of the owners is an interior designer, so it's all been very tastefully done and, if the current layout suits the new owners, they won't even have to redecorate. It is for sale by private treaty though HOK for offers over €1.2 million.

At hall level the house is single room deep, so to the left is an impressive reception room with a Victorian fireplace and windows on either end. To the right is the eat-in kitchen which features a well-designed custom-built kitchen topped with black polished stone. The stainless steel appliances are included in the sale and the dining area features an ornate cast-iron fireplace with a gas fire. French doors open onto a metal staircase down to the garden.

An attractive aspect of the house is the long list of original features, most notably the honey coloured wide-plank flooring throughout which has been restored and polished. There are also working shutters on the windows. Upstairs there would originally have been four bedrooms but two of these have been opened up to make a main bedroom suite. This has the bed in the back room and an en suite carved out of the front room which still has plenty of space for a sofa in front of a cast iron fireplace. A big plus is the wall-length of excellent quality built-in wardrobes.

If new owners want to re-divide these rooms it should be a fairly easy job as the entire wall was not taken down, just an arched section of it.

On the other side of the bright hall are two double bedrooms. The family bathroom is down in the hall return and is a well-appointed, smart-looking room.

While the apartment in the basement is self-contained in terms of its own doorway plus metering, it is also accessed from the main house. On the way down in the return is a good-sized utility room. The apartment has two double bedrooms and a kitchen/cum diningroom. It also has access to its own courtyard at the front of the house. New owners who want to rent it out will have to put a door at the top of the stairs; if they want to reintegrate the basement into the house that shouldn't be an enormous job.

The back garden stretches down to the Old Dún Laoghaire Road and has pedestrian access, though new owners might consider applying for planning for vehicular access just as the next door neighbour has done.

The terrace is sandwiched between two busy roads so noise might be a consideration for potential buyers.
