Co Wicklow/€815,000: Hamilton Osborne King is taking bookings this weekend for the first phase of Woodstock Demesne, a development of townhouses and large family homes situated within the Druids Glen Golf Club Estate, Co Wicklow - a truly green and peaceful setting.

The three-bed townhouses just launched are priced from €815,000 for a mid-terrace, to €880,000 for end-terrace, and vary in size from 130-140sq m (1,400-1,506sq ft).

There are 40 homes for sale in the development, comprising 16 three-bed townhouses and 24 large four and five-bed family homes. It is the result of a partnership between the resort's developers and McInerney Homes who last year completed lodge-style apartments nearby in an equally sylvan setting.

The 400-acre estate near Kilcoole comprises Druid's Glen and Druid's Heath golf clubs and club house, the five-star Marriott Hotel, a leisure centre, health and fitness spa and wildlife reserve.

The Woodstock homes are located between the two golf courses and a new road is under construction to give access from the hotel side. All come with life membership of Druid's Glen and three year's playing rights on Druid's Heath.

The townhouses reserved as holiday homes will be of interest to Irish and non-Irish residents and investors alike, while the substantial detached houses are aimed at the home family market. The townhouses are built in sets of four, with one mid- and one end-terrace open for viewing.

Each has a front-facing kitchen and dining area while the south-facing livingroom, main bedroom, garden and decking capitalises on a view over the 14th green and beyond to trees, lake and weir.

Internally, a colour scheme pleasingly combines whites and creams with chocolate brown touches in accessories and work surfaces. Mirrored wall panels in the show house add light and depth to the hall, an idea worth copying, while the kitchen comes fully equipped with Seimens built-in appliances.

The main bedroom is en suite, and there is a second bathroom, both shower and bathroom floored in Italian porcelain and sporting ultramodern fittings. Each home has a paved front terrace and rear decking. The rear lawn is communal.

There are no prices yet available for the 24 larger homes currently under construction, each on a quarter-acre site. They come in three styles. Type D, on 290sq m (3,121sq ft), is the largest with a front pergola, four reception rooms, four bedrooms, four bathrooms, a large sunken side patio and detached garage. Type A and B are both slightly smaller, on 250sq m (2,690sq ft) and 240sq m (2,583sq ft) respectively.

The plans show an arrangement of generously proportioned reception accommodation with four bedrooms and four bathrooms in each case.
