Launches of genuinely new homes (as opposed to the relaunch of homes built several years ago) don’t happen often and with the focus on BER ratings, they are predicted to become increasingly popular.

Houses and apartments built since since 2011 are about 60 per cent more energy efficient than those built during the boom. Cavan Developments has an A-rated house on show at Broadfield Manor, near Rathcoole village, in Co Dublin, where buyers can choose between a three- or four-bedroom layout. The three-bed layout includes two spacious bedrooms on the first floor and another at attic level and costs €279,000. The four-bed layout has three bedrooms at first floor and a fourth at attic level and is €280,000.

Previous developments by Cavan include Foxrock Manor in Foxrock, Delbrook Manor in Dundrum, Maple Manor in Cabinteely and Prospect Manor in Rathfarnham.

Eight of 16 houses, which overlook a landscaped area, were sold off the plans last weekend. Each one is 172sq m (1,850sq ft) with solar panels as standard. Kitchens come with appliances including American-style fridge/freezer and double eye-level oven. A choice of kitchens are available and the main bedroom comes with a bathroom and walnut oak walk-in dressing rooms.

Kitchen, bathroom, en-suite walls and floors all have porcelain ceramic tiling and included in the price are built-in wardrobes and fireplaces, heated towel rails in bathrooms and large showers.

Front gardens are walled with cobblelock driveways and can accommodate three cars. There are also rear gardens. There is no management fee.

The builder has planning permission for about 100 houses at Broadfield Manor but construction is taking place in phases to test demand.
