Houses rarely come on the market in the 30-year-old exclusive demesne of large one-off homes set amid leafy greenery in Kindlestown, above Delgany village, Co Wicklow. So the sale of Granville, a detached bungalow on an acre of gardens, should attract interest. Sherry Fitzgerald is guiding €1.2m for this private treaty sale.

Reached via a private road, Granville is at the end of a long, quiet cul-de-sac. Its elevated site gives panoramic sea and woodland views. The hacienda-style bungalow is painted lemon with pebble-dash trim. The owners have upgraded extensively and progressively since they moved in 20 years ago, converting the garage to a family room, building on a utility lobby, fitting solid wood internal doors, installing new bathrooms and, most recently, completely revamping the kitchen. The accommodation now comprises 250 sq m (2,700 sq ft).

A good-sized entrance hall has a chaise longue and is floored in Donegal oak. Double doors to the left lead into a very large sittingroom. Three arched front-facing windows overlook the front garden. A Le Droff fireplace is topped by a timber mantel. Furnished with a grand piano, easy seating, occasional tables and wall units, the space still looks roomy. An arch leads to the diningroom which has a table to seat 10 people, and French doors opening to the front garden.

The family room - decorated in shades of lemon and mid blue - has an ash timber floor, two large windows and a large fireplace of blonde brick with timber beam mantelpiece. French doors open to the rear garden.

The kitchen/breakfast room, accessed from the diningroom and hall, is outfitted in maple with ceramic floor and decorated in light neutral shades. A galley area has integrated Hotpoint double oven, ceramic hob and extractor fan. There is a dining area, and a storage wall of floor and wall cupboards.

The kitchen leads to a small passage with a door to the rear garden, utility room with storage, hanging space for coats and is plumbed for equipment. There is a tiled wc next door, and a guest wc off the hall.

The main bedroom is decorated in cool pale shades with a large window overlooking the front of the house and has space for two easy chairs. A fitted wardrobe with mirrored doors runs the length of one wall. A separate, good-sized dressingroom has a vanity unit and further wardrobe hanging space. The en suite bathroom is tiled in neutral colours and has a peach coloured three-piece suite.

There are three further double bedrooms - all with built-in storage - including a pretty bedroom painted lilac with a fitted recessed pine wardrobe. The family bathroom is completely tiled, decorated in white with dramatic touches of black. Its three-piece suite is in pale grey, there is a Mira shower, and a smart crescent-shaped wall mirror.

Granville is approached via its own tree-lined drive which opens up for ample car-parking. The front, side and rear garden are set mainly in lawn, landscaped with a profusion of formal and informal planting with a stunning weeping willow commanding attention in front of the house. The rear garden offers complete privacy with a sloping grass area bounded by mature trees.
