The second phase of Rockford Manor, a Sorohan development of apartments and townhouses at Stradbrook Road in Blackrock, comes on the market today. Although only 11 units will be for sale, interest should be keen judging from the rush to put down deposits in the initial phase last March. Prices start at £280,000 for three two-bedroom apartments; three of the three-bedroom apartments are priced from £380,000 while five three-bedroom houses carry prices from £335,000. Hooke & MacDonald is handling sales at the show units from today.

The development is built in the grounds of the former Rockford Manor school on Stradbrook Road. A total of 40 penthouses and apartments are arranged in two four-storey blocks facing the Blackrock College rugby grounds. Two-bedroom units have a floor area of 800 sq ft, including an open-plan livingroom/ diningroom/kitchen. There are also 48 three-bedroom terraced houses, almost half of these in a courtyard setting.

The apartment fit-out includes cherrywood doors and skirting, French oak floors and Shaker-style units with granite worktops in the kitchen. A broad pine window is sited by the dining area and there is a balcony at the front.

Two of the bedrooms are doubles and the third a single room. The three-bedroom terraced houses of 960 sq ft have double doors from the sittingroom to a combined diningroom/kitchen. Pine doors open out to a patio and a good-sized town garden complete with timber shed. Upstairs, there are two double bedrooms and one single and the main bedroom has an en suite bathroom with a corner bath. Fitted wardrobes are standard in all apartments and houses at Rockford Manor. Floors upstairs and downstairs in the houses are sanded and varnished.
