The last batch of apartments at Cosgrave's highly successful Hampton Square scheme on the Navan Road in Dublin 7, are on the market from today through Finnegan Menton.
In all, 21 apartments are for sale, with seven one-bed units available from £154,950 (€196,745) and 14 two-bedroom apartments starting at £184,950 (€234,840).
Location is undoubtedly one of the success factors in this development of 244 apartments and townhouses, conveniently sited one mile from Smithfield and a five minute walk from the Phoenix Park.
Iain Finnegan of the selling agent said that with the emphasis on value for money Hampton Square would undoubtedly be a "best buy" for owner-occupiers and investors.
One-bedroom apartments in the scheme were renting from £850 to £900 (€1,079-€1,142) and two-beds were making from £1,000 to £1,100 (€1,269-€1,396).
When the scheme was launched last September with the first phase of townhouses, 30 apartments were bought from plans. The following February in the formal launch of Hampton Square, all but the last 21 were sold.
Attention to detail and extremely fine landscaping in this scheme has proved a winning combination. The apartment blocks are grouped around an Italianate courtyard of about an acre, with cobbled paths through lavender beds and specimen trees.
Because parking is underground, with a pedestrian entrance through the centre of the courtyard, there are no unsightly expanses of concrete and the gardens run almost to the walls of the buildings.
The complex is fronted by luxury car showrooms, with the entrance to the side behind electronic gates.
The apartments currently for sale will be ready for occupation within six weeks. Standard features throughout include timber fireplaces with cast-iron traditional-style electric stoves, fitted wardrobes and wall-tiling in kitchens and bathrooms. Proper sit-out balconies or terraces are provided with every unit.
One-bedroom apartments of almost 500 sq ft priced from £154,950 (€196,745) are wide, providing maximum natural light from the courtyard garden. There is an open-plan sitting/ diningroom, with a white kitchen off.
Two different styles of two-bedroom apartments both cost from £184,950 (€234,840). The smaller two-bed units of 675 sq ft have particularly large sitting/diningrooms with a kitchen off.
Two double bedrooms both have fitted wardrobes. All these apartments face into the courtyard. A second style with 740 sq ft of accommodation has an en suite off the main bedroom, but a slightly smaller sittingroom. Reception rooms are L-shaped, allowing the kitchen to be separated off from the living area.
With underground parking, the landscapers have had full rein. Cobbled paths wind around well-planted flowerbeds and the pedestrian entrance to the lifts is by a tall evergreen tree.
Each landing of four apartments is serviced by steel and walnut-panelled lifts from the car-park. Annual management service charges are £670 (€850.72) for one-bed apartments and £840 (€1,066.58) for two-bed apartments. The show units will be open today and Friday from noon to 2 p.m. and Saturday and Sunday from 2.30 p.m. to 4.30 p.m.
