Knight Frank is looking for over €10 million for the Kilkenny site which has full planning permission for a residential and commercial scheme.

The guide price for the residential site in Dundalk is over €7 million. The Kilkenny property extends to 0.788 of a hectare (1.8 acres) and lies between Walkin Street and Lower New Street, only 300 metres from High Street.

There is full planning permission to develop six commercial and retail units fronting on to both streets with apartments overhead.

The town centre scheme will comprise five blocks ranging in height from two to five storeys with an internal street running down the centre.

The planning permission allows for four retail units, two office units, four live-work units, a public house, crèche and 103 one, two and three-bedroom apartments.

There will also be 192 basement car-parking spaces. There is car-parking in front of the site and playing pitches for St Kieran's College to the rear.

Mark Smyth of Knight Frank says the site has the potential to create an upmarket city centre development only minutes away from the main shopping streets.

The Dundalk site of 0.72 of a hectare (1.8 acres) is between Ramparts Road and Seatown Place and has permission for 110 one, two and three-bedroom apartments.

The five-storey block will have parking for 163 cars in the basement.

The site is adjacent to the Marshes shopping centre, the county hall and Clanbrassil Street, and also has potential for a commercial development, according to Knight Frank.
