Residential Land There should be no shortage of takers for a site with permission for 89 apartments and 11 houses beside the Luas in Crumlin, writes Jack Fagan

Part of the grounds of Templeogue/Synge Street GAA Club at Crumlin Road, Dublin 12, with planning permission for a residential development, is to be offered for sale by tender on July 4th.

Liam Stones of Bannon Commercial is quoting over €14 million for 0.85 hectares (2.1 acres) which has planning permission for 89 one, two and three-bedroom apartments and 11 houses in a courtyard setting.

A condition of the sale is that the purchaser will have to build a 2,787sq m (30,000sq ft) clubhouse and a 436sq m (4,700sq ft) crèche on the club grounds for which they will be reimbursed.

Separately, there are plans to upgrade the sports grounds which are also used by other Christian Brother schools in the Dublin area.

The grounds extend to 5.5 hectares (13.5 acres) and adjoin the grounds of Loreto College and St Kevin's College.

The planning permission provides for eight one-bedroom apartments with floor areas of 50-54sq m (538-581sq ft); 62 two-beds with 73-90sq m (786-969sq ft) and 19 three-bedroom apartments with 102-110sq m (1,098-1,184sq ft). The 11 three-bedroom houses also have floor areas of 110sq m (1,184sq ft).

The design of the scheme by architects O'Mahony Pike maximises the views over both the sports fields and the grounds of both colleges.

The site is close to the Luas stop at Davitt Road while Crumlin Road is served by a regular bus service. The location is within easy commuting distance of the city centre on one side and the M50 on the other.
