A mixed-use investment at 31-32 Wellington Quay in Temple Bar is guiding more than €1.275 million through agent Cushman & Wakefield.

It is fully let and generating a rent roll of €94,960 a year and, given the guide price, this would reflect a net initial yield of 6.86 per cent.

The building, overlooking the Liffey between Ha’penny and Millennium bridges, extends to 272.22sq m (2,930sq ft) and includes retail, residential and medical uses.

Cut & Sew barbers occupy the ground floor on a 10-year lease from March 2018 and E&S Doctors rent the first floor on a 10-year term from January 2018.
