Detached and square built, it has a traditional layout and proportions, lots of light, high ceilings and original features.

The grounds around the house - lawned and with apple and pear trees to the rear - are traditional too in their generous proportions. It's a while since urban houses were given rear gardens measuring 11.7x28m.

Its location, at the leafily secluded end of a cul-de-sac, adds to its reassuring charm.

Linden has five bedrooms, three reception rooms and a sun room in 206sq m (2,217sq ft) of floor space. It is for sale through Lisney which is quoting an AMV of €2.8m in advance of its auction on 2nd November.

Linden hasn't been greatly modernised, which has helped keep its originality intact. A new owner will doubtless make changes but for now there is great charm in the way ceiling mouldings are highlighted in gold, in the high ceilinged kitchen with its Aga and built-in china cabinets, in the old-style, double French windows to the sun room, the picture rails and the finger-plates on many of the doors.

The French windows are in the diningroom which also has an original tall, mahogany surround fireplace with inset tiling. The sun room faces into the west-facing rear garden.

There are original fireplaces in most rooms; another mahogany model in the cosy ground floor study has an elegantly curved over-shelf while the tiled versions in the bedrooms all come in different colours. The large drawing room has the elegance of a wide bow window and blue inset tiles to highlight the mahogany fire surround.

The old-style kitchen , a picture window over the garden, has charm. The breakfast area is defined by a curve of built-in bench seating.

Bedrooms are off an almost square landing. In the main bedroom is a wide bay window mirroring that in the drawing room beneath. The family bathroom and toilet are separate: the bathroom is in an aqua colour, much beloved in the 1970s.

The main entrance door is to the side and has a deep porch. The L-shaped reception hallway has a guest toilet and there is a large garage to the side.
