Co Dublin: from €360,000: Thirteen well-designed townhouses that will be ready to move into by Christmas are among the mix of homes on offer in the latest phase of Beechwood Court on Stillorgan Road, Co Dublin. Orna Mulcahy, Property Editor, reports

Prices start at €940,000 for the four-bedroom houses which are being sold through Sherry FitzGerald New Homes. One and two-bedroom apartments are also available from €360,000 and €495,000, while seven three-bedroom duplexes are priced from €695,000.

Beechwood Court is the new name for the overall scheme formerly known as Beechpark, an 11-acre site being developed by Bryan Cullen's Jackson Homes. The name change was enforced by the planners, who also whittled down the initial plans for 437 units to 314, with a further 36 pending permission.

Around 100 apartments were sold from plans last year. This new phase focuses on the townhouses, which are accessed though an impressive pillared entrance off Farmleigh Avenue.

The houses are likely to appeal to a broad range of buyers, including people trading down from larger houses in the area, and investors looking for a well-located base for college-going children. The house style will also tick the boxes for affluent young couples who may have grown up in the area and who would have difficulty finding a second-hand home in this price bracket in either Blackrock or Stillorgan.

The houses have 152sq m (1,640sq ft) of space on three levels. The ground floor has a kitchen-cum-diningroom at the front, with the entire back of the house given over to a comfortable livingroom with French doors to the good-sized garden.

Upstairs, there's a surprise, with a second large livingroom at the front, and two double bedrooms overlooking the back garden. These two rooms have ceilings that are far higher than average, thanks to the unusual design by architects Anthony Reddy & Assoc. This allows for a large main bedroom suite on the top floor, again with a good ceiling height, and the benefit of a big sunny terrace that leads off it. A good-sized shower room leads off the bedroom, and like the family bathroom below, the limestone effect tiling and smart sanitary ware are standard.
