A small scheme of just 29 apartments, Tyrconnell Place is located on Tyrconnell Road in the heart of Inchicore village.

Selling agent Gunne New Homes will be taking bookings this weekend at show apartments at the new scheme.

While the tax relief is likely to be the big selling point at Tyrconnell Place, the well-designed and nicely presented apartments are also aimed at owner-occupiers.

The majority of the apartments benefit from Section 23 relief but there are also a number of apartments without tax relief aimed at first-time buyers and young professionals.

Prices start at €340,000 for one-bedroom 47sq m (503sq ft) units without Section 23 relief.

One-bedroom 58sq m (621sq ft) duplexes with Section 23 relief are priced from €450,000. Section 23 two-bedroom 68sq m (730sq ft) units with 86sq m (925sq ft) start at €525,000.

Buyers will be able to avail of tax relief in the region of 80 per cent at Tyrconnell Place, according to the selling agent.

Thanks to the unusual design by OMS architects, all apartments at the scheme have their own hall door which is accessed through a landscaped courtyard.

The developer is Monway, which is a subsidiary of Alburn. Completions are due by September 2007.
