Seclusion in the heart of Galway for €2m

Built 19 years ago, six-bed Carneevagh is a vast property with a basement games room, a bar and full-size snooker table among the luxuries on offer


Built in 1996, Carneevagh is a six bedroom detached house on 1.8 acres of lush, landscaped gardens that comes to market asking €2 million, a bullish price for Galway city.

Situated on Kingston Road, opposite the entrance to Galway Golf Club, Carneevagh first came to market several years ago and at one stage commanded an asking price above €3 million. An offer of €1.8 million was made on the property last year through another agent.

It is now with SherryFitzGerald, who says property prices for upper-end homes in the city are on the rise, says Tony Kavanagh, director of SherryFitzGerald’s Galway office.

As an example, Kavanagh cites Moyveela, a detached five-bed overlooking the promenade in Salthill, which is asking €1.5 million. Measuring about 195sq m (2100sq feet) and on 0.9 of an acre, it is smaller in scale than the Kingston Road residence. And, while still in the bidding process, it is already “substantially in excess of the asking price”.

Private drive

Kavanagh also cites a rise in the number of UK-based Irish expats, aged from mid-30s to mid-50s, looking at upper-end properties because of the strength of sterling.

Such househunters might like Carneevagh, which is situated off Kingston Road, down a private drive. The house, measuring 524sq m (5638sq ft), is a vast property with a statement staircase in the hall.

This leads upstairs to the accommodation and a viewing room, where the gardens can be viewed. If the mature trees were cut back, you could also see Galway Bay.

A big kitchen to the rear has a black two-door Aga and Tudor-style dark-stained oak beams, which give the room a country feel. The basement contains a games room with a built-in bar and full-size snooker table.

The property has six bedrooms. There are four on the first floor, three of which are ensuite.

Walk-in wardrobe

The master, which is on this level, also has a walk-in wardrobe. Two more bedrooms under the eaves share a bathroom.

The house has a very respectable B3 Ber rating and is surrounded by mature trees that give it a feeling of being far more remote than its central suburban setting.

A detached garage is large enough for two cars.
