Room to improve in Clontarf: Four-bed semi for €550,000

Number 69 Park Lawn is in a quiet warren of streets in Dublin 3, and could be extended up

One of the secret parts of Clontarf is the warren of streets around Mount Prospect Avenue which are all just a few minutes’ walk from the rose gardens in St Anne’s Park.

The location is also near enough to the sea to enjoy it but without being weathered by the prevailing offshore winds.

Park Lawn is in a small cul de sac just off Mount Prospect. Built in 1977, number 69 is a four-bedroom semi that is well presented and has open-plan reception rooms.

The sitting-room is to the front and has a gas fire with a marble surround. The room leads through to the property’s formal dining-room where there are double doors out to the rear garden.

Suntrap

A glass-panelled door opens into the kitchen, which is similar in shape to the dining-room. A galley kitchen with vanilla gloss units and granite worktops runs the length of the room.

A sliding glass door opens to the garden, which is stepped with a second, lower paved suntrap area. The garden measures about 26ft but is not designed for a game of soccer or rounders. Given its proximity to the park, this is not a major issue.

Upstairs are four bedrooms: two singles and two doubles. The main bedroom has an en suite with walk-in shower. All bedrooms have fitted wardrobes.

The house has a good-sized attic that would give you a room of about 4.5sq m (50 sq ft) if it was converted. Many of the other houses in the estate have successfully extended up.

The house, which measures 123sq m (1323sq ft), is for sale at €550,000 through agents Savills.
