Room to extend - and maybe more - on a redbrick Ranelagh road

Several ‘for sale’ signs have popped up on Beechwood Avenue but this end of terrace is roomier than most and with clear potential to do something at the side, either extend or build

There are a number of houses for sale on Beechwood Avenue Lower and prices on the Ranelagh road vary greatly depending on condition and size.

Number 89, a terraced house with very little outside space, at the Ranelagh road end of the street and in flats was asking €650,000 through agent O’Connor Shannon. It has been sale agreed at just over the asking price.

Number 48 another period redbrick in flats and measuring 149sq ft (1603sq ft) is asking €695,000 through agent Hunters.

Number 38a, a two-bedroom property measuring 60sq m (695sq ft) that was built in the side garden of number 38 is asking €495,000, also through agent O’Connor Shannon.

Opposite this house is number 47, a four-bedroom end-of-terrace property with a gorgeous sunny south-facing garden that is mature and private – a rarity in this part of Ranelagh where many of the houses are overlooked.

The Luas runs behind this side of the road creating an intermittent disturbance but it is probably the property’s only drawback.

Rear access

Number 47 has a useful side entrance and, subject to planning permission, there could be scope to build to the side, similar to number 38a, but in a way that would completely miss the point of this property. On a congested road that struggles with on-street parking this is a bit of a find. The house has vehicular rear access via a lane that abuts the property.

There’s a formal sitting room to the front with a cast-iron fireplace and a sunny second sitting room to its rear.

Under the stairs is a cloakroom and guest toilet. To the rear on the hall return is a roomy open-plan kitchen cum cum family room where double doors lead out to the beautiful garden. There is a good size utility to the rear of the kitchen and this leads through to a double garage.

The house has four bedrooms; a twin bedroom on the first floor return with two more doubles and single on the first floor. The bedroom overlooking the garden is the master and has an en-suite with a small half bath. Surveying the garden from here you can appreciate the size of the site and the potential to extend into the garage or build a separate granny flat or small house, subject to planning. This is what will attract buyers.

The family bathroom is a small room at the top of the house up a steep set of stairs.

The house, which measures 166sq.m (1,795sq ft) is asking €1.05 million through agent Quillsen.
