If there’s one road in Dublin 6 where property is moving it’s Brighton Road, a quiet residential street in Rathgar, where, in 2013, five houses, of various sizes and in varying condition, sold on the open market.
Another house has recently gone sale agreed so it’s clearly a popular road. The highest price was for number 32 which sold last April for a strong €1.025 million. Now its near neighbour, number 25, is on the market through DNG with an asking price of €1.1 million.
House styles on the road vary and number 25, at 229.94sq m (2475sq ft), is one of the larger ones with five good-sized bedrooms and a 40- metre back garden with off-street parking. This is a definite plus on this road where parking can be tight.

Attic conversion
The layout is as expected: off a wide, generous entrance hall are two interconnecting reception rooms with a kitchen and family room in the back; a bedroom and bathroom are on the first-floor return; three more bedrooms further on up and a smaller bedroom with an en suite is in the top return.
The bay windows make the already large, high-ceilinged front reception room and main bedroom feel even more spacious.
Work done by the owners included converting the attic into a room that would make an ideal home office, and extending the first-floor return at hall level.
This made space for an open-plan kitchen and dining area as well as a utility room with two sets of double doors opening out onto the back garden. The kitchen is a family friendly space being well planned with good storage and work surfaces.
Original features include decorative plasterwork in the hall and main rooms, and marble and cast iron mantelpieces, including some nice ones in the bedrooms. The owners moved out late last year and the house is being shown unfurnished, so not at its best.
