A climb up Constitution Hill, past the Dublin Bus garage at Broadstone gives a real sense of Phibsborough’s lofty situation, and in a few weeks time new Luas trams will add colour and convenience as they snake through the streetscape.

The steep climb leads past brick terraced homes, Georgian to the left and Victorian to the right where a terrace of eight properties are set back about three metres from the road on a raised footpath.

Number 238 Phibsborough Road is one of these, a mid-terrace two-bed that was bought by its owner in 2004. Duplex, five-bed in an early 1990s development overlooking Royal Canal Bank Park. The 119sq m property has been rented out and needs an upgrade but comprises a small eat-in kitchen, a large open-plan living room with a uPVC conservatory and small balcony, both with westerly aspects. Upstairs there are five bedrooms. The Basin, with access onto Blessington Street, is a three-minute stroll. O’Connell Street is less than a seven minute walk.
