The modest front of this bungalow at 46 South Hill offers few clues to the bright spacious interior that lies beyond its hall door. The Dartry estate built on an elevated site off Milltown Road in the 1950s is made up mostly of semi-detached three- or four-bed two-storey houses, some built around a large green but all on roads that tend to be relatively traffic-free as there is only one vehicular entrance so the estate is not a drive-through to somewhere else.

At the entrance to South Hill is a short terrace of single storey bungalows – their rear can be glimpsed from Milltown Road or from the linear Dodder Park, a view which gives a better idea of how roomy these bungalows are.

The owners of number 46 downsized to the bungalow about 15 years ago – and downsizers are a likely target market once again – and they extended the house to the rear. They added a bright new living room opening directly from the original living room so that it all feels like one very large space, and a bedroom with en suite bathroom and dressing room, bringing the total floor area to 176sq m (1,894sq ft).

Sunny rooms

These south-facing sunny rooms with plenty of seating and dining space, were designed to take maximum advantage of the lovely view out towards Dodder Park and the new living room opens out to a Liscannor paved patio. The owners also reworked the original garage to the front, converting it into a kitchen with a separate utility room. There’s a small own-door office in this converted garage space.

If new owners are downsizers the only work they might do is update the family bathroom and generally decorate. If the buyers are a young family – and South Hill, because it is quiet, close to several schools and well-located in Dublin 6, is popular with young families – they might consider extending up into the roof as others have done, adding a couple of bedrooms up there.

There is off-street parking to the front and, as well as that sun-trap patio to the rear, there is also a lushly planted garden at a lower level.

Number 46 South Hill is for sale through Lisney for €950,000.
