NEW HOMES IN The Coast development at the former racecourse in Baldoyle, Dublin 13 come to the market this weekend with prices reduced by 13 to 20 per cent on last year.

This Menolly Homes scheme is a large neighbourhood taking shape between Baldoyle Estuary and Grange Road.

The current release of 50 units at the Red Arches and Stapolin Village sections of the scheme are on sale through Sherry FitzGerald New Homes.

One-bedroom apartments cost from €239,000, down from €275,000: these have 46sq m (495sq ft) of living space.

The 60sq m (656sq ft) two-bed homes cost from €285,000, compared with €345,000 last year. Three-bedroom duplex units with 97sq m (1,044sq ft) cost from €325,000, down from €395,000.

Three-bedroom houses with 126sq m (1,356sq ft) will cost from €355,000 and four-bedroom houses with 148sq m (1,600sq ft) of living space are priced from €489,000.

The Coast was first launched in 2005 and sold well to first-time buyers. Houses in this phase are complete and are ready to move into, according to the selling agent who will have show units and a marketing suite open this weekend.

Fit-out at The Coast includes kitchens with granite worktops and integrated appliances.

Homes are wired for cable TV, telephone and alarm systems, and all of them have their own car-parking spaces.

Red Arches is accessed off the Coast Road entrance of the scheme. Most of the homes in this area have sea views.

Stapolin Village forms part of the Myrtle element of the scheme and is accessed off the Grange Road.

Facilities planned for the new neighbourhood include a shopping centre, bank, post office, crèches, restaurants and a new civic centre.

A new Dart station is due to open in the autumn of 2009. It is also proposed to provide a school and leisure centre at the scheme.

A total of 360 homes have been sold at The Coast and it is envisaged that there will be about 1,600 homes when the scheme is complete.

The Coast is in Baldoyle and it is close to Portmarnock village and the M50, M1 and Dublin Airport.

Last year, Menolly Homes had a turbulent time when it emerged that infill material with excessively high pyrite concentrations was used in the construction of homes elsewhere on the site.

Remedial work has been carried out on houses that were affected, says the developer. Houses on release this weekend were not affected, says Brendan Byrne of Sherry FitzGerald.
