West Dublin: from €299,950:From two-bed apartments to five-bed detached houses, there's a lot in the mix in the latest phase of 80 homes at Adamstown, writes Fiona Tyrrell

A new phase of homes at The Paddocks in Adamstown, west Dublin, comes to the market this week. Douglas Newman Good's New Homes Division is handling the sale of 80 units at The Paddocks in north Adamstown.

Prices at The Paddocks start at €299,950 for a two-bedroom apartment and go up to €685,000 for a five-bedroom detached home. A wide variety of types, sizes and styles are on offer with seven show units on display.

The Paddocks is Maplewood Developments' section of Adamstown - the new town being built at Finnstown, near Lucan in the west of Dublin. It is the first scheme in the Government's Strategic Development Zone (STZ) initiative which aims to fast-track the supply of starter homes.

Adamstown is really taking shape now, with the train station up and running, a new Dublin bus route servicing the area and Adamstown's first primary school opening for business earlier this week. In the pipeline for the area is a crèche, due to open this winter, and a 19-acre park and a leisure centre due for completion at the end of 2008.

The Paddocks is on a former stud farm site at the northern end of Adamstown, closest t+o the N4 and Superquinn. The design is by Fenton Simons & Associates.

When complete, The Paddocks will comprise some 700 homes - 250 homes have already been sold in phase one and residents are in the process of moving in.

Prices at The Paddocks start at €299,950 for two-bedroom apartments of 70-82sq m (721-883sq ft). Three-bedroom apartments with 98-103sq m (1,055-1,109sq ft) of living space are priced from €340,000.

To date, houses have been the most popular at the scheme, particularly among first-time buyers. Three-bedroom townhouses are priced from €369,950 and three-bedroom semi-detached homes start at €385,000.

The Paddocks has been on the market since autumn 2006 and prices are largely the same with the exception of four-bedroom semi-detached houses which are €45,000 cheaper. Four-bedroom 116sq m (1,246sq ft) semi-detached homes are priced from €475,000 and five-bedroom detached homes with 152sq m (1,636sq ft) start at €685,000.

Standard features at the scheme include high gloss kitchens with either butcher-block or black granite worktops, brushed steel light switches, electrical sockets and door handles.

The proposed Tandys Lane village comprising neighbourhood shops and a new school will be within walking distance from the scheme. Completions are due in spring 2008, according to the selling agent.
