Converted stables on 0.75 acres in 'rural' suburbia

MOTORISTS USING the busy Dundrum Road wouldn’t have any idea that halfway up the road, a not particularly well signposted turn-off leads over a small bridge into an area that feels almost rural. Frankfort, an area that backs onto Windy Arbour, has a few interesting very old houses that have some extraordinary gardens.

One of them, Frankfort Lodge, is now for sale through Felicity Fox for €1.1 million. It is a charming family home in what was once the stables of the big house and it sits on three-quarters of an acre of land.

The garden at the front is a massive 80 metres (264ft) long while the back garden is 40 metres (132ft) long. And, as the house has been lived in by the same family for over 60 years, the gardens are filled with mature shrubs and a fine selection of old trees. It’s the sort of garden that has a tyre swing hanging from a tall tree.

The house had already been converted when the present owner moved in in 1947. The semi-detached three-bedroom house – it is attached to its grander castellated neighbour – has 163.5sq m (1,760sq ft).

There are two reception rooms and a small study but really the interior details don’t matter too much as whoever buys this especially quiet, unusual and very pretty house will do a great deal of renovation and modernisation inside. While it was clearly a very comfortable home, not too much updating has been done in recent years.

New owners won’t be short of space to extend.

In the first of its back gardens, there is a drive-in and a garage while a door in an old wall opens into a secret garden which once kept the house supplied with fruit and veg. Some fruit trees, raspberry canes and a greenhouse are still there.

The garden at the front is so long it might prompt a buyer to consider its development potential.

It has road frontage all along its 80-metre length onto Frankfort where there is a newish development of apartments.
